On the road that leaves Salento toward the wax palms of Cocora, an old coffee farm is becoming twelve houses that agree to two unusual things: to keep a hectare and a half of coffee in production as the neighborhood's commons, and to stay twelve — no second phase, no densification clause. Houses of 142 to 186 m² in guadua, timber, and local stone, delivered in the first half of 2028.

Buying what does not yet exist calls for a different kind of file. This one walks the masterplan and the two house types, then does what sales rooms will not: it prints the state of the works, the escrow's actual rules, the licenses with their dates, and — in the honesty chapter — the exact distance between the renders and the ground as it stands today.

What you should know

The Guide tells what others omit, and off-plan files need it most. One: the renders show a mature bamboo curtain along the north edge; what exists is a planted line 80 centimeters tall — count five years, and note the neighboring lot behind it holds its own building rights. Two: the access road's last 1.2 km is municipal gravel; the paving that the sales room mentions is a municipal commitment for 2027 whose works have not started, and the builder is not obliged to do it. Three: break-even is 8 houses and 5 are sold — until it is reached, your money waits in the fiducia and construction advances on the builder's equity; if break-even is not reached by 2027-II, the escrow returns your quotas indexed, not interest-bearing. Four: the delivery date carries one contractual extension of up to six months. It is printed in clause 9, so read it as 2028, possibly late 2028.

The story

the Guide's voice

The farm was Finca El Cafetal, three generations of a Manizales family, and the decision not to sell it whole to a hotel chain was the grandmother's: she wanted the beneficiadero standing and the coffee picked. Her grandsons — one an architect, one a builder with three delivered projects in Quindío — designed twelve houses around her two conditions instead.

The project sells slowly on purpose: no fairs, no international pre-launch, one salaried salesperson who has picked coffee on the land. Five houses sold in fourteen months, all to families who visited at least twice. The builder's equity carries the works meanwhile — the escrow reports, filed monthly, show it.

What the Guide finds here, rarely, is an off-plan project whose incentives point the buyer's way: few units, the builder's own money at risk first, and a render-match clause with teeth. The risks that remain are printed above, where they belong.

“At 6:00 the mist is still tangled in the coffee rows and the pickers' voices arrive before the pickers do. From the pilot house's corridor, the first jeep to Cocora rattles past loaded with tourists who don't yet know what a wax palm is. The valley smells of wet guadua and someone's first fire.”
