What you should know

The Guide tells what others omit: the administración is real money — near eleven million pesos a year — and it buys a building that runs well; budget it as part of the price. The 2015 elevators had their control boards replaced in 2025 after a year of grumbling. And on concert Fridays, the Zona G's echo reaches the balcony until midnight — the bedrooms, on the courtyard side, sleep through it.

The story

the Guide's voice

Its first and only owners bought it off-plan in 2013, waited two years of renders, and then spent a decade making it precise: the studio's acoustic door for her radio work, the pass-through for his Sunday lunches, the balcony chairs angled by trial toward the exact spot where the sun clears Monserrate.

The building aged the opposite of most: its ledgers grew tidier, its reserve fund fatter, its garden denser. The apartment's renovation logbook — kept with receipts since 2015 — travels with the deed, a rarity the Guide wishes were the rule.

A posting abroad ends the decade. The owners ask, in essence, for a successor rather than a buyer: someone who will keep the logbook going and the chairs aimed at the mountain.

“At 5:55 Monserrate is a silhouette with a lit crown. By 6:20 the light has crossed the balcony and reached the oak floor of the living room. The ciclovía hums from Séptima on Sundays; on workdays it is just the kettle, the studio, and a city that starts early and quietly up here.”
