Casa Brisa, Barú
Overview
the property in one pageForty minutes from Cartagena's walled city, where Barú narrows and the Caribbean turns to glass, this house was finished in 2021 with coral-stone walls and a roof that borrows its slope from the island's old fishing lodges. Four bedrooms, a shaded terrace that runs the full width of the house, and eighty steps of private path down to a beach that tourism has not yet learned to name.
The file that follows gathers everything needed to truly know it: its spaces one by one, the island around it, the complete arithmetic — including salt's yearly tax on everything —, its verified papers and, at the end, its story.
“Front-line Barú divides into houses built to be photographed and houses built to be lived in through August heat. This is the second kind — and it photographs well anyway.”

Caribbean tierra caliente: the trade winds carry the house from December to April; September asks for the fans. The coral-stone walls hold the cool of the night well into noon.

The character of the place
The quiet end of an island that learned tourism's manners without losing its own. Neighbors are few and long-established; nights belong to the surf and the generator hum of far-off hotels. Santa Ana supplies the essentials and the gossip.

What you should know
The Guide tells what others omit: the island's aqueduct is intermittent, and in the dry months the cistern is refilled by water truck — budgeted above. Salt is a standing tenant: hinges, pumps, and anything metallic age here at twice the mainland rate. And the road from Pasocaballos, though paved in 2023, still floods at two low points after hard rain.

The story
the Guide's voiceA Cartagena family built it as the answer to a thirty-year ritual: every January on borrowed beaches, promising themselves a house 'next year'. In 2021, next year finally arrived — coral stone from a licensed quarry, carpenters from Santa Ana, and a terrace measured to fit the whole family at one table.
The house earned its keep from the start: rented well in high season, held for the family in January and Holy Week. The rental log — available in negotiation — reads like a small hotel's, with none of the wear: the caretaker couple who run it live in Santa Ana and treat the house as their résumé.
Today the family's January has moved abroad, and the house seeks owners who understand the trade: a beach that asks for maintenance discipline, and pays in mornings that no photograph has yet done justice.
A morning here
“By 6:15 the terrace is striped with first light and the tide has left the sand swept. Coffee travels down the eighty steps; the sea is still too flat to call it waves. The first boat to the Rosarios passes at seven, far enough out to stay part of the view.”
